Why is UES so much denser than the rest of the city?

The UES is the densest neighborhood in the city, and by some sources, maybe even the country.

I get that being right next to Central Park probably makes that level of density easier for people to accept psychologically. But why did the UES end up so much denser than other neighborhoods, even the UWS, which arguably is more similar?
